Reading between the lines of Project Harmony.

What is with these crazy code names?

“Project Harmony” isn’t exactlyy about harmony—it’s groundwork for higher dues, using the survey as cover for plans set in motion back in 2024.

Key tells:

  • The 87%/66% survey stats are political cover to justify urgency and spending.

  • The 115-member growth goal signals a need for more dues.

  • “Design and bidding this quarter” = no money committed yet, but major capital spend is next.

Rearranging the chairs on the Titanic, AGAIN.

Haig Point CFO has resigned

Dear Members,

Today I accepted the resignation of Joe Svitek, our Chief Financial Officer, who is stepping away from Haig Point for personal reasons. We are deeply grateful for Joe’s dedication, professionalism, and the many contributions he has made during his tenure. Please join me in wishing him well in his next chapter.

I want to take a moment to directly address what I know is most important to you: the integrity of our financial systems. Rest assured, Haig Point’s finances remain strong, stable, and well-governed. We have multiple safeguards in place — including the Finance Committee, Board oversight, and our professional accounting staff — to ensure accuracy, accountability, and transparency in all of our financial operations. During this transition, I will work closely with the Finance Committee to maintain continuity and discipline in all financial matters. We are also beginning a process to identify the right long-term financial leader…

What Don’s Update Really Means

We all saw Don’s September 1st letter. It was polished and optimistic, but in my opinion here's the plain version of what’s going on, and what the survey results confirm.

Money’s Tight

Real estate sales have fallen way short, and the Club’s cash flow is strained. Don called it “liquidity challenges,” which is just another fancy way of saying there isn’t enough money coming in to cover what’s going out. The bright spot: golf and food & beverage are beating expectations, so the core day-to-day experience is holding up.

Staff Changes Are Coming

Don said they’re “finding efficiencies.” In practice, that usually means cutting hours or staff. He promises service won’t take a hit — but we’ll see. It almost always shows up somewhere. I hope the excellent service from the valets as of late continues.

I agree with everything you've said. Haig Point has to stop being delusional, thinking it can keep up with communities like Berkeley Hall, Colleton River, Long Cove, etc. as we're not, and it's doubtful, we'll ever be in their league! Hard to make up for decades of poor management and maintenance. Let's take care of the obvious, bridges, seeding/sodding along the heavily traffic roads, etc. to make the community more inviting to not only visitors but potential buyers..and have it be a place the residents can be proud of/enjoy even more.

Thunderbird Information

As little has been communicated lately re: Project Thunderbird, I have taken the liberty and organized the financial capital project information presented some time ago at the last meeting in the conference room, into a financial model.

Each project is displayed with the actual numbers presented for 2026 through 2033. I utilized an assumption of 5% escalation on average each year to forward price the numbers presented in each of the ensuing years provided by HP management. The model allows using whatever escalation factor you wish to use.

The potential, incremental requirements for additional assessments is noted as a risk exposure to the HP Association Members year by year and in total. The numbers might surprise you. It is important to consider the information, pending future voting by the community on future projects AND serve as questions for the three new Board candidates for three open positions selectively chosen by the Nominating Committee.

There was all this urgency around Phoenix vs Thunderbird, and now that Phoenix has been shelved it's crickets. I'd love to see the report Rob. daufuskieent@gmail.com
